Eligible homeowners in Colorado can now apply for the Property Tax Deferral Program through their county treasurer’s office, with a deadline of April 1, 2026. The program provides low-interest loans to qualifying seniors aged 65 and older as well as active military service members, allowing them to defer payment of property taxes.
Colorado State Treasurer Dave Young said, “Rising costs continue to put pressure on household budgets, especially for seniors and military families. The Property Tax Deferral Program helps eligible taxpayers stay in their homes and remains a critical financial option for Coloradans across the state.”
A recent change in legislation has shifted some administrative responsibilities from the state government to individual counties. As a result, applicants must now submit their forms directly to their county treasurer’s office rather than through the state.
Additionally, lawmakers have removed the tax growth eligibility category from the program. This means that homeowners who previously qualified due to significant increases in property taxes are no longer eligible for new deferral loans. Those who participated under this category should contact the Colorado Department of the Treasury with questions about existing loan accounts or payoff details.
The deferral program does not reduce taxes but offers a way to delay payment through a low-interest loan. Deferred amounts accrue interest and are registered as a junior lien on the property. Homeowners repay these loans either over time or when certain events occur, such as selling the home.
Applications must be submitted annually by those wishing to continue deferring their property taxes in subsequent years.
